We broke the news last week that 2015 is going to be a banner year in “WTF, Brooklyn housing!?” with the sad reality that 60% of our hard-earned money goes straight to being able to keep a roof over our heads. So it’s always a breath of fresh air to see new, affordable housing — like this East New York building, the Gateway Elton II development, boasting $648/month for a two bedroom that Brick Underground noticed.
Not only will the subsidized apartments at 516 and 524 Vandalia Avenue run from $494/month for a studio to $1,317/month for a four bedroom with access to parking (which will be key, since unfortunately this new complex isn’t close to any subway lines), a bike room, free WiFi in the common areas, dishwashers, and a laundry room — but the building is also setting records for aspiring to be the greenest housing complex in the state with giant solar panels on the roof.
The quick and dirty is that there are only 175 units available, and that salary caps are put in place at 40, 50, and 60 percent of the area median income (so between $18,618 and $66,480 per year), so the usual caveats about everyone in the city applying for a place like this apply. Yes, now nearly 10 years later Williamsburg is an idyllic land of transplants - but it took a long time to get to that level. There are several warning signs that this apartment is a serious risk to rent. When apartments are THIS DIRT CHEAP...you're a long way from gentrification. And the fact that it's that cheap AND far from a train line means there's a chance that you're either a long walk from a train or bus line - which makes you a walking target to get robbed late night. If you're willing to tough it out, yes I'm sure East New York will be fantastic in the next 5 to 10 years. But at these price points, this is too pre-gentrification for anyone who just wants a clean safe environment at a reasonable price.
Yes Brooklyn is coming up alot I was born and raised in bklyn makes no difference to me.
I live in ENY now and have all my life. People who don't live around these neighborhoods seem to have the most to say. To be honest ENY has been doing a lot better in the past 15-20 years. it is taking time just like any other neighborhood. The one neighborhood to avoid is Brownsville.
