Greenpoint Landing is coming whether you want it to or not, and if you’ve reached the “acceptance” stage in your thinking about the neighborhood being added to Greenpoint, it’s time to take the next step: taking advantage of what it can offer you. Specifically, below-market rate housing, with apartments as cheap as $494/month, $532/month and $647/month through the housing lottery that just opened for the project’s first building at 92 Commercial Street. Have you been a good human this year? Well then maybe Santa will bring you a winning housing lottery application.

There’s a whopping 92 affordable housing units for tens of thousands of us to fight over, broken up into studios, one-bedrooms and two-bedroom apartments. The building also comes with amenities like a laundry room, a live-in super, a courtyard, a gym and a bike room (although you have to pay for that), as well as the chance to live off the G train and become an expert witness in the debate on whether the train is good or bad.

The apartments available to you break down as follows:

5 studios for $494/month for people making between $18,309 and $24,200/year
18 studios for $788/month for people making between $28,389 and $26,300/year
5 1-bedrooms for $532/month for households making between $19,646 and $27,640/year
18 1-bedrooms for $847/month for households making between $30,446 and $41,460/year
9 2-bedrooms for $647/month for households making between $23,623 and $34,520/year
37 2-bedrooms for $1,025/month for households making between $36,583 and $51,780/year

The usual caveats apply, like 50% of the units being set aside for people who already live in Community Board 2 and 5% for municipal employees, and how winning a housing lottery is very difficult no matter how many units there are. Since unlike the regular lottery this one is free, don’t worry about your odds. Instead, just head over to Housing Connect, apply by February 3, 2016 and start making offerings to whatever winter deities you choose to ask for help.
