The city has really been cranking out these affordable housing lotteries lately, amirite? Actually, since affordable housing lotteries are the final step in the development of subsidized buildings, it’s not totally true that there’s been a recent glut in city-sponsored affordability. A number of new construction and renovated buildings containing affordable units have opened to lottery in recent months, but this reflects more the simultaneous completion of projects than a conscious decision by the city to increase the pace of the lotteries. If anything, the observation of an increased number of lotteries reflects on the city’s decision to approve and subsidize all these projects when they were proposed.
Now, to the lotteries themselves: We’ve got two new ones for you today, both with units deemed affordable for those making 60 percent of their neighborhood’s respective median income.
First up, a whopping two units are now open to lottery at 452 Lafayette Ave. in Bed-Stuy. The brand spankin’ new apartments (all two of them!) consist of one one-bedroom, going for $947/month, and one two-bedrooms, renting for $1,072/month. Eligible one-bedroom households must consist of one- to two-people making $32,469 to $45,840 annually, and eligible two-bedroom households must have two- to four-people making a combined $36,755 to $57,240 annually.
No wild and crazy amenities here, although the building is conveniently located a block from the Classon Ave. G train and sports a laundry room and roof terrace, which is nice. The lottery is open to application through the 1st of August.

The second lottery, at Williamsburg’s newly constructed 174 North 11th St. Apartments, has the less meager offering of 10 units up for lottery. There are two studios ($722/month), three one-bedrooms ($741/month) and five two-bedrooms ($900/month). For studios, single-person households with an annual income of $30,480 – $40,080 qualify; for one-bedrooms one- to two-person households with an annual income of $34,183 – $45,840 qualify; and for two-bedrooms, two- to four-person households with an annual income of $41,692 – $57,240 qualify.
The amenities here won’t be going down in the annals of Brooklyn luxury history, but they are nice. Included in the cost of rent, there’s a roof terrace; for an extra fee, there’s a fitness center, vehicle parking, bike parking, storage and laundry. You’ll also be a quick walk from the Bedford Ave. L train station, a nice convenience until the fiery hell of MTA repairs descends across the train line. The lottery is open to application through the 28th of this month.
