The month has barely begun and already two new affordable housing lotteries have opened to application.
Both are in Bushwick, but beyond location the properties are quite different.
At 690 Bushwick Ave., a new development has six units available for exorbitant rents. There are three one-bedrooms, renting for $1,984/month to one- to two-person households making between $68,023 and $95,500 annually, and three two-bedrooms, renting for $2,394 to two- to four-person households making between $82,080 and $134,030 annually. So, only those making 115 percent of the area’s median income are eligible.

The building is smoke-free and by the J, M, Z, and L trains. Preference for five percent of the units will go to mobility-disabled applicants and preference for two percent of the units will go to vision or hearing-disabled applicants. Applications are being accepted through the 27th of this month, leaving a very short period (less than a month) to turn in applications.
The massive Evergreen Gardens complex, on the site of the neighborhood’s former Rheingold Brewery, meanwhile has a whopping 183 newly constructed units now open to lottery at two buildings at 123 Melrose St. and 54 Noll St. There are 56 studios renting at $947/month to one-person households making between $34,355 and $40,080 annually, 87 one-bedrooms renting at $1,017/month to one- to two-person households making between $36,823 and $45,840 annually, and 40 two-bedrooms renting for $1,230/month to two- to four-person households making between $44,160 and $57,240 annually. So, those making 60 percent of the area median income are eligible.

The development boasts an on-site super, mail room, package room, card-operated laundry room and, for addition fees, a gym, swimming pool, bike storage, residents’ lounges, recreation room, children’s playroom, game lounge, cafe, dog spa, movie theaters, library, spas, roof terraces and on-site parking. wOw.
Preference for 50 percent of the units goes to current residents of Brooklyn Community Board 4 and preference for five percent of the units goes to Municipal employees. Up to half of that Community Board preference “may be allocated through referrals of applicants from city agencies.” Mobility-, vision-, and hearing-disabled tenants will also receive a percentage of units.
The building is close to the J, M, Z, and L trains and is a smoke-free building. Applications are being accepted through May 3.
